01 — MONACO

Why photography decides the sale in Monaco

Monaco is not a normal property market. It has the highest price per square metre on earth, buyers who are almost entirely international, and a supply so limited that presentation is often the only variable an agency controls.
When a two-bedroom apartment is listed at several million euros, the first photograph is doing an enormous amount of work. It has to survive being viewed on a phone, in a browser tab, next to eleven other listings — and it is frequently the only thing a buyer in London, Riyadh or Singapore sees before deciding whether to enquire.
We shoot the Nordic way: natural light, restraint, no heavy filters and no distorted wide angles. Rooms stay bright, calm and true to their real proportions. In a market where exaggeration is the norm, restraint reads as confidence — and it is what stops a serious buyer from feeling misled when they finally walk in.

05 — Questions

Monaco: frequently asked

Is there a supplement for shooting in Monaco?
No. Monaco is one of the five anchor cities the pricing is measured from, so the whole Principality is charged at the base price. A studio is 180 €, a one-bedroom 240 €, a large apartment or villa 460 €.
How do you handle building access and parking?
This is the one genuine logistical difference in Monaco. Most buildings have a concierge and controlled access, and street parking is effectively non-existent. Tell us the address and the building when you book and we will arrange access with the concierge in advance, plus a parking option nearby. It adds nothing to the price — it just needs to be sorted before the day rather than on it.
Do you work in English?
Yes. Shoots and calls are in English, which suits Monaco better than most places: a large share of owners, buyers and agency staff here are international. You can write to us in English or French, and because every price is published and the booking is online, you can commission a shoot from another time zone without a single call.
Can you photograph the sea view and the terrace properly?
Always — in Monaco the view is frequently the single most valuable thing about the property, and it is the shot most often ruined by blown-out windows. We expose for both the room and the view so you get the interior and what is outside it in the same frame. For terraces and sea views, the twilight add-on at 120 € is usually worth more than it costs.
