01 — PRICES

What it costs

How much does a shoot cost?

From 180 €. Prices are fixed and published, and they depend on two things only: the size of the property, and how far it is from the nearest city centre. The exact price appears before you pay — no quote, no callback, nothing added afterwards.

How is the travel distance calculated?

From the centre of the nearest city we cover: Nice, Monaco, Menton, Cannes or Antibes.

Under 10 km — no supplement at all
10–25 km — +30 €
25–40 km — +60 €

You pick the band when you book. If you are not sure which one applies, choose the closest and we will tell you if it needs changing.

What is included in the price?

20 to 40 professional retouched photos, every room plus the exterior, colour correction, delivery within 24 h, and unrestricted usage rights for listings, portals, Airbnb and social media.

Do you charge VAT?

No. TVA non applicable, art. 293 B du CGI. The price you see is the price you pay.

02 — THE SHOOT

How it actually runs

What is the delivery time?

Within 24 hours, often the same day, via a full-resolution download link.

Which language do you work in?

Shoots and calls are in English. You can write to us in English or French: booking, delivery and support are handled in writing. Because every price is published and the booking is done online, you can order a whole shoot without a single conversation — which is usually faster than requesting a quote and waiting for someone to call back.

Do I need to be present?

No. You can be present, or arrange a key handover with the concierge or a neighbour in advance. A typical apartment takes about an hour.

How should I prepare the property?

Tidy the rooms, open the curtains to let the natural light in, clear the surfaces and remove personal items. That is most of it. Small touches read strongly in photos — made beds, folded towels, a set table, a swept terrace.

How many photos will I receive?

Between 20 and 40 retouched photos, scaled to the size of the property. Every room plus the exterior.

03 — COVERAGE

Where we shoot

The whole eastern French Riviera and Monaco: Nice, Monaco, Beausoleil, Menton, Roquebrune-Cap-Martin, Cap-d'Ail, Villefranche-sur-Mer, Beaulieu-sur-Mer, Saint-Jean-Cap-Ferrat, Èze, Antibes and Cannes. Other towns on the Côte d'Azur on request.

My property is outside these towns. Can you still come?

Almost certainly. Anything within 40 km of one of the listed city centres is bookable straight from the site. Beyond that, write to us and we will confirm a fixed price before you commit to anything.

Do you shoot in Monaco?

Yes, regularly. Monaco is inside the base-price band, so there is no travel supplement. Building access and parking in Monaco need a little planning, so tell us the address when you book and we will sort the logistics.

04 — ADD-ONS

Beyond the photos

Twilight shoot — from 120 €

The exterior, terrace and view photographed at blue hour just after sunset, with the interior lights glowing against a deep blue sky. On the Riviera it is usually the strongest cover image a listing can have. 120 € on the same evening as your main shoot, 180 € as a separate visit.

Virtual staging — 49 € per photo

An empty room furnished digitally from your photo, so a buyer can see the space in use instead of guessing. Useful for empty apartments and new builds. Priced per photo, so you can stage just the two or three rooms that matter.

2D floor plan — 70 €

An indicative 2D plan of the property, drawn from measurements taken during the shoot. Listings with a floor plan hold attention noticeably longer than those without.

Do you offer video or drone?

Drone photos, yes: 120 € on the day of your shoot or 170 € as a separate visit, for villas, houses with grounds and sea-view or penthouse apartments. Book at least 14 days before the flight, because every flight over a built-up area is declared to the prefecture in advance. France only, not Monaco. No video for now.

05 — PROFESSIONALS

Agencies and conciergeries

Is there a professional rate?

Yes — roughly 15% below the public price, bookable online, with no contract and no minimum volume. It applies from your first regular booking.

Will it be the same photographer each time?

Yes. National platforms send whoever is free that day, which is why portfolios shot through them look assembled rather than curated. You get one photographer who learns your properties and keeps every listing to the same visual standard.

Can you invoice monthly?

Yes. Regular clients can have shoots consolidated into a single monthly invoice instead of paying per booking.
