01 — ANTIBES

Why photography decides the sale in Antibes

Antibes has an unusual mix for the Riviera: a working old town, the villa market on the Cap, the resort stock of Juan-les-Pins, and one of the largest permanent international communities on the coast — British, Scandinavian, Dutch and Italian residents, many of them connected to Port Vauban and the yachting industry.
That means a lot of your enquiries arrive from people who are not in France when they see the listing. They cannot drop by for a look; the photographs are the viewing.
We shoot in natural light with restraint — rooms bright and true to their real size, no distorted angles. For a remote buyer that honesty matters practically: it is the difference between someone booking a flight and someone feeling misled when they arrive.

05 — Questions

Antibes: frequently asked

Is there a supplement for Cap d'Antibes or Juan-les-Pins?
No. Both sit inside the base band, as does the rest of the commune and the surrounding towns. A studio is 180 €, a one-bedroom 240 €, a villa up to 200 m² 340 €, and a larger property 460 €.
The owner lives abroad. Can the shoot happen without them?
Yes, and it often does in Antibes. Nobody needs to be present: a key handover with the agency, the concierge, a neighbour or a key safe is enough. The shoot itself is in English, and booking, delivery and any questions are handled in writing, in English or French, so an owner in another country can commission the whole thing without a phone call.
Do you shoot villas with pools and gardens?
Yes. Exterior space is included in every shoot, not charged as an extra — pool, garden, terrace and the approach to the house. On the Cap the outdoor space is frequently the reason someone buys, so it gets as much attention as the interior.
Can you photograph an empty property?
Yes, and for an empty apartment the virtual staging add-on is usually worth it — 49 € per photo to furnish a room digitally, so a buyer can see the space in use rather than guessing at it. Most owners stage only the two or three rooms that carry the sale.
